Sun City Grande Sunrise Centre

This joint venture development project with American Food Co. is located across the street of the SunCity Grande Golf Club at the north east corner interesection of Clearview Blvd and Sunrise St.. The project consists of 8,800 sqft of retail shops owned by the Gierczyk Companies in line with the CVS Pharmacy approximately 15,000 sqft formerly the Osco Retail Center (American Food Co.). The interior in line shops were designed for a six tenant capacity accommodating 6 services, telco, electrical panels and roof top units for future use. The retail center was sold at completion of the punchlist. The building construction consisted of masonry vertical construction, steel joists and wood roof deck. The roof is encapsulated with a Class A 4-ply with gravel and concrete roof tile on canopy areas.

The  Las Sendas Golf Community is in harmony with nature, and focuses on the premise of safety and security. The result is  Tactical, Societal and Spiritual Elements combining to create an eclectic, serene design to inspire a sense of belonging.  Located on the original Red Mountain Ranch where Power and Thomas Road intersect, Las Sendas is an 1800 acre development. Gary Walker and Buddy Johnson of United Development Inc. with the support of James P. Gierczyk and Gierczyk Development Inc. created a team that would develop the beginnings of the Las Sendas Golf Community including land planning, sales, partnerships and construction.

The Gierczyk Inc. construction contribution consists of  The Las Sendas Club House, The Las Sendas Maintenance Facility, and underground infrastructure, improvements and street construction of  Las Colinas at Las Sendas. The club house construction consists of concrete, masonry, and steel structure for the lower level underground golf cart and maintenance storage area. This lower level supports the concrete deck first floor and outdoor patios. th eshell of this structure is constructed of frame walls, frame roof and wood trusses.The finish of this building is stucco with a snaked clay tile and mortar roof system. the interior improvement consists of the pro shop, mixed grill with a restaurant, kitchen and bar. The exterior grounds consist of a massive landscape plan, cabana and full circular concrete drive patterned with exposed aggregate concrete and colored slab variations.

Schwartz Lazer Eye Center, Scottsdale

This project is the 1st home of the re-known Schwartz Laser Eye Center. The man that makes dreams come true, Dr Jay L. Schwartz is the Team Opthalmologist of the Phoenix Suns, Arizona Diamond Backs and the Team Lasik Opthalmologist of the Phoenix Coyotes. We are  proud to have taken a role in the construction of the project with over 22,000 patients walking through his doors for optical assistance and laser surgery. He has performed more surgeries than any other surgeon in the state of Arizona.

The tenant improvement consists of the Patient waiting/Reception with custom millwork display cases, a one way visual glass operatory window in the Patient Waiting Area, granite reception counters, custom millwork filing and accounting room, millwork medical stations in exam rooms with specific lighting for exam testing, two lab areas with millwork, a surgery room with climatic control per equipment specifications, a staff lounge and staff offices equipped with washrooms and showers.

ADA Racing  /  ACME Metals

This project consists of 16,500 sqft of commercial office and industrial warehouse flexible to lease to two tenants.The project involved engineered retaining walls due to the elevation of the building on this site adjacent to a retention basin. The building was constructed of concrete retaining walls, masonry block verticle walls, wood truss and wood deck roof system, misc. steel columns and ornamental metal as well as a foam roof  for encapsulation. Storefront glazing was utilized at several locations of the building due to the fact it was designed to lease space to more than one tenant with additional overhead doors. The property is secure with two steel gates. Loading and delivery is easy with two separate entrance/exit locations.

Schwartz Laser Eye Center Glendale

This tenant improvement project is the Glendale location of Dr. Jay L.Schwartz D.O., team Opthalmologist for the Phoenix Suns, Arizona Diamond Backs and Lasik Opthalmologist for the Phoenix Coyotes.  The center consists of the main reception with custom mill work apparel cases, granite countertops, exam rooms with millwork medical stations and specific lighting for eye examination, a medical operatory room for surgery with temperature control for operatory equipment specifications.

Desert Canyon Center        McDowell Mountain Ranch

The development project consists of (7) buildings, single and two story and approximately 80,000 sqft. of retail, restaurant, free standing dry cleaners, free standing two story office, and free standing child care center use. Gierczyk Inc.was responsible for the verticle construction of five of the seven buildings, interior improvements and worked as a team with IDI Inc., the infrastructure developer, to build the project. Two outlots were sold and self-developed by Valley Bank and Children's World. The construction consists of masonry block walls, wood roof structure with wood deck, foam roof and concrete roof tile. Natural stone materials, steel awnings, desert paint colors and stucco finish the exterior of the building to meet the McDowell Mountain standard of desert motif. The heavy boulder landscape and desert foliage is natural to the mountainous surroundings blending the buildings into the environment.

Metropolitan Mattress

Metropolitan Mattress is a tenant improvement within the Surprise Village Retail Center also constructed by Gierczyk Inc. The tenant improvement is a national retail bedding chain store. The improvement features open storefront exposure and track lighting to display the floor merchandise.

Huntington Learning Center

This project is a tenant improvement within the Surprise Village Retail Center also built by Gierczyk Inc. The learning center is a national franchise. The improvement features a learning and testing environments for students of all ages and grade levels. Private tutor rooms and testing labs are designed within the space with windows to view the students at work. Colorful walls and displays are a standard motif per the Huntington Learning Center requirement.

Cartridge World

This project is a tenant improvement within the Surprise Village Retail Center built by Gierczyk Inc. located on the Northwest corner of Litchfield and Bell Rd. intersection in Surprise, Az. Cartridge World is a national chain service center that refills empty computer ink cartridges at a fraction of the cost to purchase them.

Eatza Pizza Restaurant

This project is a 4,280 sqft.tenant restaurant improvement within the Surprise Village Retail Plaza located on the corner of Litchfield Rd. and Bell Rd.also constructed by Gierczyk Inc. The restaurant is an all you can eat pizza, chicken and vegetable buffet and caters to a casual family atmosphere. The interior offers a buffet style assembly, booth seating and arcade games for the kids. The restaurant is a national chain and prominent in Arizona.

Gierczyk Inc. Office Improvement

This project Consists of an office improvement located  in the Pima Commerce Center, NAIOP award winning offfice complex on the Scottsdale 101 and Raintree Blvd intersection with signage exposure on the 101 freeway. The  project is home of Shea Commercial and Prudential Real Estate Services CRES, North Scottsdale Dermotology, Smiles by Dr. Joyce Basset On Q Financial, Chicago Title, On Q Financial and Pinnacle Bank among others. The improvement consists of (1) 2,200 sqft contemporary design with room for expansion into an additional 800 sqft., a separate electric meter, water, sewer and phone accommodate the 800 sqft. unit space for a future condominium sale. The 800 sqft condo unit is ready for improvement or sale with a separate entrance and / or common area use and signage from within the 2,200 sqft. space. Architecture design by CCBG Architects and interiors by Gierczyk Inc.

 Arrowhead Creekside Medical / Office Center

This project is a three phase development approximately 62,000 sqft. when 100% developed. The project consists of a contemporary design of buildings ranging from 5,250 sqft., 7500 sqft., to 10,000 plus sqft. The project is located at 7200 West Bell Rd. along the Skunk Creek adjacent to a major retail center and two blocks from the Arrowhead Mall. on Bell Rd. The project is home to Arrowhead Family Hospital, Dr.Zandra Nocera Imaging Center and among other medical tenants. The buildings are constructed of frame wall, masonry wall and wood frame/wood deck construction. A synthetic stucco system, foam roofs and concrete tile encapsulate the buildings. A diamond expansion joint pattern was added to the design for street appeal. A lot is available for  approved for two story construction approximately 10,000 plus sqft.

Abart Medical / Office Building Bldg D

This project consists of 10,500 sqft of office space. The building construction is single story masonry block with a wood trusss and wood deck structural roof system. The roof material is concrete tile. The exterior wall finish is a 3 kote stucco system with masonry popouts, slate tile and  paint.Exterior doors are a bronze annodized aluminum finish. A heavy landscape plan creates a garden effect. A masonry cabana adds to the cozy garden atmosphere. The building was designed for  a speculation of 4 tenants. The building is home for Great Destinations, a medical child care facility.

Sand's Mr. Good Wrench Service Center and Body Shop

An expansion to the Sand's Chevrolet empire, this project consists of two 10,000 sqft service centers. One center for the office and automotive repair  and the other center equipped with state of the art spray booths. The automotive building consists  two stories. The interior platform deck is utilized for parts and is continuous the length of the building. Overhead doors and ventilation are critical in the efficient functioning of both of the service centers. Enormous exhaust units draw fumes within the underground tunnels ducted under the floor of the spray booths. A large parking area is also consistent in the design for the storage of automobiles for repair and the next mechanical and finish process. The buildings are a combination of masonry structure, pre-engineered steel beams, steel purlins and steel roof deck. The roof areas sheeted with wood panels and metal sheeting. The interior structure lined with R-30 plus insulation and wrapped with a scrim sheet. All the overhead doors are interlocked with the mechanical system and fire alarm. The concrete floors etched and coated with an epoxy speckled floor finish.

Surprise Village Self Storage

The project consists of 100,000 sqft.of air conditioned storage with 611 unit spaces including 3 stories and a basement, each floor approximately 25,000 sqft. per floor area. The building shell is a concrete basement wall with metal pan floor deck and concrete topping at each level. Above grade the walls consist of masonry block ,3 stories tall and a ceiling height of 10'-0" between floors. The floor structures are supported by heavy gauge steel studs designed to frame each unit space and corridors. The interior partitions and overhead doors are a Janus International product. The roof consists of steel deck and foam encapsulation. The canopies consist of a steel pre-engineerd truss system, steel deck, ridgid fireproof membrane, R-30 insulation, and custom standing seam roof system. The loading area operates with 2 overhead door bays and 2 service elevators.

Kicks 66 Auto Spa, Convenience Store, Oil & Lube

24,000 sqft, Gas Station, Auto Spa with Carwash tunnel, Convenience store, Oil & Lube with lower basement level service bays. The property features dual bay full car wash loading area to a state of the art automatic car wash tunnel. Every inch of this property is utilized 360 degrees full circle from the entry of the carwash to the gas pump service area. Concrete flat work covers the entire site property for durability. 10,000 sqft. ethnic dollar retail facility. Solid masonry shell including wood truss and wood deck roof structure with foam roof encapsulation. Direct drop HVAC mechanical distribution with open roof deck exposure. R-30 insulation at the roof deck with vinyl scrim sheet protection. Storefront glass at entry and upper elevation perimeter walls for natural light source. Two overhead receiving doors. Men's and women's washroom facility with single management office and checkout area. El Bazar is an open market place on the interior, home to several hispanic retailers from furniture to jewelry, utilizing designated rent areas.

Complete contemporary building renovation of an old historic 9,000 sqft., 2 story office/warehouse building. Total remediation of a concrete structure with masonry in-fill panels to a basic raw material shell. Entire roof removal and replacement of exposed wood plank deck with new materials. 25,000 square foot office building, complete renovation.  Entire concrete, masonry building and parking lot demo to expose natural building materials.   Interior wood catwalks and second floor platforms were dismantled; entire interior structure remediated for asbestos removal.  Interior shell soda blasted from wood ceiling to exposed concrete floor and beams. replacement of roof wood plank, foam roof and windows, dormer windows, masonry and structural reinforcement of perimeter shell.

Two story interior improvement consisting of existing and new wood components, steel catwalks, elevator, contemporary office design including an indoor basketball court to create the fun  and appealing environment for the #1 advertising firm in Arizona. PWP Pool Water Products Distribution Center

25,098 square foot, concrete tilt up building, industrial warehouse and office with sales service counter.  Steel roof truss and steel deck, 24' clear ceiling span from finished floor in warehouse areas. Fire rated store rooms with loading doors.The entire site parking, distribution and loading area is concrete flatwork. This project is built to endure the products stored within.

Arrowhead Plaza

Two Garden style commercial office buildings approximately 17,500 sqft . Excellent location on 75th Avenue north of the 101, just south of Deer Valley Road. The building construction consists of masonry with wood truss and wood deck structures, masonry stack stone columns and trim, concrete roof tile, synthetic stucco finish, all steel door entrances, and exposed aggregate concrete flatwork patterned within the building walkway areas. Trees and heavy landscape surround the buildings to create a cozy feeling.

39 ACRE SITE FLORENCE JUNCTION INTERCHANGE PROPERTY

39.07 acre site on the north side of U.S. Highway 60 at State Route 79 in Pinal County, a mixed use highway interchange general development.  The property is located approximately 10 miles east of Gold Canyon, 15 miles east of Apache Junction and 16 miles north of Florence on the eastern end of Pinal County.

This project is a 44,750 sqft retail center. Located on the northwest corner of Gilbert Rd and Guadalupe intersection. Goodwill Industries leases approximately 28,000 square feet of the building. See interior improvement construction pictures by Gierczyk Inc. The shell building consists of a 28'0" tilt up concrete building structure with wood truss and wood deck roof assembly encapsulated by a 3-ply built up roof membrane. The exterior canopy is a wood frame with a synthetic stucco system. The retail center entry includes storefront glass continuous at length of the building with a 20'-0" tall curtain wall exposing the Goodwill retail area with an efficient natural light source.
