Sun City Grande Sunrise Centre

This joint venture development project with American Food Co. is located across the street of the SunCity Grande Golf Club at the north east corner interesection of Clearview Blvd and Sunrise St.. The project consists of 8,800 sqft of retail shops owned by the Gierczyk Companies in line with the CVS Pharmacy approximately 15,000 sqft formerly the Osco Retail Center (American Food Co.). The interior in line shops were designed for a six tenant capacity accommodating 6 services, telco, electrical panels and roof top units for future use. The retail center was sold at completion of the punchlist. The building construction consisted of masonry vertical construction, steel joists and wood roof deck. The roof is encapsulated with a Class A 4-ply with gravel and concrete roof tile on canopy areas.

Desert Canyon Center        McDowell Mountain Ranch

The development project consists of (7) buildings, single and two story and approximately 80,000 sqft. of retail, restaurant, free standing dry cleaners, free standing two story office, and free standing child care center use. Gierczyk Inc.was responsible for the verticle construction of five of the seven buildings, interior improvements and worked as a team with IDI Inc., the infrastructure developer, to build the project. Two outlots were sold and self-developed by Valley Bank and Children's World. The construction consists of masonry block walls, wood roof structure with wood deck, foam roof and concrete roof tile. Natural stone materials, steel awnings, desert paint colors and stucco finish the exterior of the building to meet the McDowell Mountain standard of desert motif. The heavy boulder landscape and desert foliage is natural to the mountainous surroundings blending the buildings into the environment.

Metropolitan Mattress

Metropolitan Mattress is a tenant improvement within the Surprise Village Retail Center also constructed by Gierczyk Inc. The tenant improvement is a national retail bedding chain store. The improvement features open storefront exposure and track lighting to display the floor merchandise.

Huntington Learning Center

This project is a tenant improvement within the Surprise Village Retail Center also built by Gierczyk Inc. The learning center is a national franchise. The improvement features a learning and testing environments for students of all ages and grade levels. Private tutor rooms and testing labs are designed within the space with windows to view the students at work. Colorful walls and displays are a standard motif per the Huntington Learning Center requirement.

Cartridge World

This project is a tenant improvement within the Surprise Village Retail Center built by Gierczyk Inc. located on the Northwest corner of Litchfield and Bell Rd. intersection in Surprise, Az. Cartridge World is a national chain service center that refills empty computer ink cartridges at a fraction of the cost to purchase them.

Eatza Pizza Restaurant

This project is a 4,280 sqft.tenant restaurant improvement within the Surprise Village Retail Plaza located on the corner of Litchfield Rd. and Bell Rd.also constructed by Gierczyk Inc. The restaurant is an all you can eat pizza, chicken and vegetable buffet and caters to a casual family atmosphere. The interior offers a buffet style assembly, booth seating and arcade games for the kids. The restaurant is a national chain and prominent in Arizona.

Surprise Village Self Storage

The project consists of 100,000 sqft.of air conditioned storage with 611 unit spaces including 3 stories and a basement, each floor approximately 25,000 sqft. per floor area. The building shell is a concrete basement wall with metal pan floor deck and concrete topping at each level. Above grade the walls consist of masonry block ,3 stories tall and a ceiling height of 10'-0" between floors. The floor structures are supported by heavy gauge steel studs designed to frame each unit space and corridors. The interior partitions and overhead doors are a Janus International product. The roof consists of steel deck and foam encapsulation. The canopies consist of a steel pre-engineerd truss system, steel deck, ridgid fireproof membrane, R-30 insulation, and custom standing seam roof system. The loading area operates with 2 overhead door bays and 2 service elevators.

Kicks 66 Auto Spa, Convenience Store, Oil & Lube

24,000 sqft, Gas Station, Auto Spa with Carwash tunnel, Convenience store, Oil & Lube with lower basement level service bays. The property features dual bay full car wash loading area to a state of the art automatic car wash tunnel. Every inch of this property is utilized 360 degrees full circle from the entry of the carwash to the gas pump service area. Concrete flat work covers the entire site property for durability. For additional convenience, men's and women's handicap restrooms service the Jiffy Lube Oil and  Service Center.

Giant Dollar Store    El Bazar

10,000 sqft. ethnic dollar retail facility. Solid masonry shell including wood truss and wood deck roof structure with foam roof encapsulation. Direct drop HVAC mechanical distribution with open roof deck exposure. R-30 insulation at the roof deck with vinyl scrim sheet protection. Storefront glass at entry and upper elevation perimeter walls for natural light source. Two overhead receiving doors. Men's and women's washroom facility with single management office and checkout area. El Bazar is an open market place on the interior, home to several hispanic retailers from furniture to jewelry, utilizing designated rent areas.
