This joint venture development project with American Food Co. is located across the street of the SunCity Grande Golf Club at the north east corner interesection of Clearview Blvd and Sunrise St.. The project consists of 8,800 sqft of retail shops owned by the Gierczyk Companies in line with the CVS Pharmacy approximately 15,000 sqft formerly the Osco Retail Center (American Food Co.). The interior in line shops were designed for a six tenant capacity accommodating 6 services, telco, electrical panels and roof top units for future use. The retail center was sold at completion of the punchlist. The building construction consisted of masonry vertical construction, steel joists and wood roof deck. The roof is encapsulated with a Class A 4-ply with gravel and concrete roof tile on canopy areas.

The development project consists of (7) buildings, single and two story and approximately 80,000 sqft. of retail, restaurant, free standing dry cleaners, free standing two story office, and free standing child care center use. Gierczyk Inc.was responsible for the verticle construction of five of the seven buildings, interior improvements and worked as a team with IDI Inc., the infrastructure developer, to build the project. Two outlots were sold and self-developed by Valley Bank and Children's World. The construction consists of masonry block walls, wood roof structure with wood deck, foam roof and concrete roof tile. Natural stone materials, steel awnings, desert paint colors and stucco finish the exterior of the building to meet the McDowell Mountain standard of desert motif. The heavy boulder landscape and desert foliage is natural to the mountainous surroundings blending the buildings into the environment.

The project consists of 100,000 sqft.of air conditioned storage with 611 unit spaces including 3 stories and a basement, each floor approximately 25,000 sqft. per floor area. The building shell is a concrete basement wall with metal pan floor deck and concrete topping at each level. Above grade the walls consist of masonry block ,3 stories tall and a ceiling height of 10'-0" between floors. The floor structures are supported by heavy gauge steel studs designed to frame each unit space and corridors. The interior partitions and overhead doors are a Janus International product. The roof consists of steel deck and foam encapsulation. The canopies consist of a steel pre-engineerd truss system, steel deck, ridgid fireproof membrane, R-30 insulation, and custom standing seam roof system. The loading area operates with 2 overhead door bays and 2 service elevators.
