39 ACRE SITE FLORENCE JUNCTION INTERCHANGE PROPERTY

39.07 acre site on the north side of U.S. Highway 60 at State Route 79 in Pinal County, a mixed use highway interchange general development.  The property is located approximately 10 miles east of Gold Canyon, 15 miles east of Apache Junction and 16 miles north of Florence on the eastern end of Pinal County.

The property has approximately 2,356 feet of frontage along the north side of the frontage road, zoned CB-2 (general business zone).  In a area where development is approaching, the frontage along two highways bodes well for the potential commercial  success.  An engineered master plan consisting of eleven (11) out lots along the US 60 frontage, hotel, truck fueling and convenience store, gas station, mini-mart, restaurant, grocery shop, as well as camp ground and services building, all inclusive of the master plan and preliminary plat.  The plan has been review by the City of Florence with acceptance.   The project boasts ten (10) curb cuts along US 60 frontage.  A master grading, draining and utility plans has been completed for this development, three scenarios of design have also been completed.
